What our clients say

We are proud of the relationships we build and the results we deliver. Below is a selection of recent testimonials from clients across the Outaouais region and beyond. Each review reflects a real engagement — names are used with permission.

When we purchased our first duplex in Hull, the title search revealed an unregistered servitude that could have cost us tens of thousands. The team at Property Law Consortium caught it early, negotiated a resolution with the neighbouring owner, and ensured we closed on time. Their attention to detail was extraordinary, and their communication throughout the process kept us calm during what could have been a very stressful situation.

Our condominium syndicate was facing a complex dispute with a unit owner who had made unauthorised structural modifications. Property Law Consortium represented the syndicate, obtained an injunction requiring the owner to restore the common elements, and helped us amend our declaration of co-ownership to prevent similar issues in the future. Professional, thorough, and effective.

I run a small restaurant and needed to negotiate a ten-year commercial lease with a landlord who had a very aggressive standard contract. The lawyers at Property Law Consortium rewrote the renewal clause, capped common-area maintenance charges, and secured a tenant improvement allowance that saved me over $40,000. I would not have known to ask for half of these protections on my own.

After my mother passed away, we discovered that the family cottage near Wakefield had never been properly registered in her name. The chain of title went back three generations with gaps. Property Law Consortium traced the history, filed the necessary corrective deeds, and resolved the matter without litigation. Their knowledge of Quebec land registration was impressive.

The City of Gatineau served us with an expropriation notice to widen a road through our commercial lot. The initial compensation offer was laughably low. Property Law Consortium retained an independent appraiser, challenged the city's methodology before the Administrative Tribunal, and ultimately secured compensation that was nearly triple the original offer. Worth every cent of their fee.

We hired Property Law Consortium to handle the sale of a multi-unit rental building. They coordinated with the buyer's notary, managed the adjustment of rents and taxes, and ensured all lease assignments were properly executed. The transaction closed smoothly and on schedule. I have since referred two other investors to them.

Condominium dispute — Gatineau, 2023

Resolving a $350,000 special assessment dispute

A 48-unit condominium syndicate in Gatineau faced a $350,000 special assessment for foundation repairs. Several unit owners contested the assessment, arguing the syndicate had failed to maintain adequate reserve funds. We represented the syndicate, demonstrating compliance with the Civil Code's reserve-fund requirements and proving that the damage resulted from an unforeseeable subsurface water event. The Superior Court upheld the assessment in full, allowing the syndicate to proceed with critical structural repairs without delay. This case reinforced the importance of transparent financial governance in co-ownership situations and established a useful precedent for syndicates across the region.

Title correction — Wakefield, 2022

Clearing a three-generation title defect on a heritage cottage

A family discovered that their beloved cottage near Wakefield had never been formally transferred through three successive inheritances dating back to 1961. The Land Registry showed the property in the name of the original purchaser, who had passed away decades earlier. Our team traced each succession, obtained missing death certificates and declarations of transmission, and filed corrective deeds with the Land Registrar. The entire chain of title was regularised within four months, enabling the family to refinance the property and carry out long-overdue renovations. This case underscored the critical importance of proper estate planning for real property in Quebec.

Expropriation — Gatineau, 2024

Tripling a government compensation offer for commercial land

A commercial property owner received an expropriation notice from the City of Gatineau offering $420,000 for a parcel needed for road widening. Our independent appraisal valued the property at $1.15 million when accounting for its income-generating potential, development rights, and strategic location. We presented a detailed valuation brief to the Administrative Tribunal of Quebec, cross-examined the city's appraiser, and highlighted methodological errors in the municipal valuation. The Tribunal awarded $1.08 million — nearly triple the initial offer — plus relocation costs and legal fees. This outcome demonstrated the importance of expert legal representation in expropriation proceedings.
